Project description - Conversion of Grade II Listed Hotel into Family Home
Project location - Plymouth, PL1 2QD
Project status - Complete
This project was a change of use from a hotel to a single dwellinghouse. The property was arranged as a thirteen-bedroom hotel plus owners’ accommodation and subsequently converted to a dwellinghouse with an integrated two-bedroom lower ground floor housekeepers flat.
The building was originally constructed circa c1820s-30s as a private residence. The architects for the building were the renowned John Foulston (Thomas Hardwick) and George Wightwick (Edward Lapidge). Latterly the building is credited as having been designed by Foulston. The building is located at a prominent elevation within the NW quarter of the Hoe Conservation Area. Visually the building bookends a terrace of six Foulston detached Villas and thus forms part of a significant grouping of built forms with the Hoe Conservation area.
The principal aim of the project was to reinstate the building back to a single dwelling in as faithful and light touch a manner as possible. The scope of work was devised to repair, conserve and restore the building fabric and, wherever possible, reinstate the original plan form. The buildings inherited state was such that the original form and details were still legible.
The design phase included several site visits culminating in a full day with the client setting out the room arrangements when the building had been stripped back.
